Who are we?

Rafter F, a part of the Folchetti Group, is headed by John and Bob Folchetti. The two have been partners for nearly fifteen years, providing civil engineering consulting services for land use projects in the northeast.

John is a Licensed Professional Engineer in New York State and retired from the United States Marine Corps Reserve as a Lieutenant Colonel. His understanding of the complementary nature of aerial photography and topography, developed during his years as a Marine infantry officer, led to the development of Rafter F™’s revolutionary Land Asset Acquisition Screening Tool™ (LAAST™).

Bob is a Licensed Professional Engineer in the States of New York, Connecticut, and Florida. Additionally, he is a Registered Professional Geologist and a Diplomate of the American Academy of Environmental Engineers. With well over 30 years’ experience in identifying and evaluating properties for all types of development, he pioneered the concept of identifying constraints early in the development process.

What is Rafter F™ LAAST™?

Combining cutting-edge technology with traditional map and photo reading skills, the Rafter F™ LAAST™ is a diagnostic analysis tool that identifies and quantifies the significant constraints to development on any given parcel of land. The Rafter F™ LAAST™ blends multiple technologies and databases, with up to nine potential information layers, all easily identifiable by color. The product is also available as a PDF.

The Rafter F™ LAAST™ provides information on a wide variety of constraints. Our map and photo interpretation and evaluation procedures, combined with multiple databases, reliably yield the Folchetti Value Index (FVI), a highly respected rating of the property based on its soil characteristics and developable area.
